Just like the weather, property is a topic we like to talk about. We’re no different here in the Behr & Butchoff office, even after 25 years of selling and letting property in the St. John’s Wood area. Sometimes a property sale hits all the right notes and the details are worth sharing beyond our branch.

 

The transaction in question concerns a beautiful property on Clifton Hill in St. John’s Wood. The Behr & Butchoff team knew it had remarkable property on its hands and the instruction was passed to Neville Serlui, Associate Director. As well as its prestigious location - a short distance from St. John’s Wood High Street and Tube station - the home had oodles of exciting potential.

 

In place was full planning permission to extend – enlarging the house’s total living space from 2,715 sq feet to 3,261 sq feet. Even as offered, the property was spacious and appealing. Semi-detached and neo-classical in style, it comprised four bedrooms, three reception rooms, two cloakrooms and two generous family bathrooms – all split across four floors. In addition was a garden of a size that belied its central London position – measuring 75 ft long and south-east facing – plus a balcony off one of the reception rooms. 

 

The successful sale was a ‘blink and you’ll miss it’ scenario – a reflection of how the right property, in the right location and handled by the right agent can occur with maximum simplicity and minimum stress.

 

Neville quietly brought the property on Clifton Hill to market, using his ‘little black book’ of contacts to network and find a buyer. Despite what press headlines would have you believe, properties are changing hands at speed but it’s the connections that Behr & Butchoff have that make such sales happen.
