October 2019 sees a special milestone in Behr & Butchoff’s history, as our dynamic sales duo of Neville Serlui and Paul Bennett celebrate 25 years of working together. It is more than possible that they have sold a house in every road within NW8 during this time, along with many other dwellings in and around Maida Vale, Hampstead and Primrose Hill.   

Charting changes in our local market 

A partnership that has endured more than a quarter of a century gives us cause to reflect on just how far Behr & Butchoff has come. Our history in St John’s Wood actually dates back to 1984, when our sales armoury included shoulder pads and Filofaxes. 

But it is in the last 25 years, however, that we have witnessed the most changes, especially when it comes to asking prices in the local housing market. These have moved from around £500-£1,000 per sq. ft to the heights of £3,000-£4,000 per sq. ft in the super-prime roads, with a few peaks and troughs along the way.

The profile of our buyers has also altered. Initially our purchasers were predominantly local UK purchasers but this has now moved to a very broad international buying base, with a worldwide audience now keen to live in the St John’s Wood environs.

Moving with the times and trends

With global buyers come new demands, especially when it comes to matters of presentation – both within the properties themselves and how we, as estate agents, market homes. Thankfully we have been able to keep up with trends, ensuring our clients sell at the best price possible.  

Our style of marketing is now firmly in the 21st century. Behr & Butchoff has moved on from the rather wordy card brochures – maybe with one or two images – sent to buyers in the post, to email particulars that contain multiple photos, floorplans and EPCs that drop instantly into the inbox.  Newspaper advertising has also been replaced by our own website, together with our bold presence on the property portals - OnTheMarket, Zoopla and Rightmove.
